UNDER AND BY VIRTUE OF A WRIT OF EXECUTION issued on the 9th day of January, 2026, out of and under the seal of the above-entitled court on an Order for Sale in favor of the above-named Plaintiff and against Defendants, Lucky Acres Fencing, Inc., Van Vleet Enterprise, Inc., Adam J. VanVleet, and Jennifer Garcia Chavez DeVanVleet, for the principal sum of Two Million Four Hundred Five Thousand Eight Hundred Seveny and Ninety Eight cents ($2,405,870.98); I am commanded and required to proceed to notice for sale and to sell at public auction the property described in said Writ of Execution free and clear of the claims of the above-named Defendants, and to apply the proceeds of such sale to the satisfaction of said Order for Sale by Foreclosure, with interest thereon, statutory advances, taxes, fees and costs, plus my fees and costs.
The real property directed to be sold is hereinafter is described as:
The Property in the County of Nez Perce, State of Idaho, described as follows, does not exceed eighty (80) acres and is not principally used for the agricultural production of crops, livestock, dairy or aquatic goods, or does not exceed forty (40) acres:
Situate in Nez Perce County, State of Idaho, to-wit:
A division of a portion of Instrument No. 508200, records of Nez Perce County, Idaho, being in a portion of the northwest quarter of Section 35, and the southwest quarter of Section 26, Township 36 North, Range 5 West of the Boise Meridian, in the County of Nez Perce, Idaho, and more particularly described as:
COMMENCING at the northeast corner of said Instrument No. 508200; thence south 04°36'39" west along the east line of said Instrument No. 508200 a distance of 475.61 feet to the true point of beginning; thence continuing along said east line a distance of 435.58 feet to an angle point in the east line; thence continuing south along the east line a distance of 25.00 feet to the north right-of-way line of Old Highway 95 as shown by said Instrument No. 508200; thence north 89°39'01" west along said north right-of-way line a distance of 194.35 feet to the beginning of a curve being concave to the north having a central angle of 16°53'37" and a radius of 873.62 feet; thence northwesterly along the arc of said curve a distance of 257.59 feet to an angle point in the right-of-way of said Old Highway 95; thence continuing north 72°45'31" west along said north right-of-way a distance of 23.06 feet to the southwest corner of said Instrument No.508200; thence north along the west line of said Instrument No. 508200 a distance of 26.16 feet to an angle point in said west line; thence continuing north 04°51'40" east along said west line of Instrument No. 508200 a distance of 470.78 feet to the true point of beginning.
Together with all tenements, hereditaments and appurtenances thereunto belonging or used in connection therewith, all to be sold as one item.
The above-named Defendants shall have the right of redemption within six (6) months after the date of the sale in accordance with Idaho Code 11-402.
NOTICE IS THEREFORE GIVEN that on the 18th day of February, 2026, at the hour of 10:00 o'clock a.m., in the lobby of the Nez Perce Sheriff's Office, 1150 Wall Street,
Lewiston, Idaho, I will offer, and sell, at public auction, to the highest bidder therefore, for cash, lawful money of the United States, the above-described property thus directed to be sold to pay and satisfy the Order for Sale by Foreclosure as set out in said Writ of Execution.
