NOTICE OF TRUSTEE'S SALE
On Wednesday, the 14th day of January, 2026, at the hour of 10:00 o'clock a.m. of said day at Alliance Title & Escrow, 1455 G St Suite 102, Lewiston, in the County of Nez Perce, State of Idaho, Ryan M. Fawcett, as Successor Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property situated in the County of Nez Perce, State of Idaho, and described as follows, to-wit:
Situate in the County of Nez Perce, State of Idaho, to-wit: That part of Government Lot 1, Section 28, Township 36 North, Range 5, West of the Boise Meridian, described as follows:
Beginning at a point on the Section line between Sections 27 and 28 of said Township 36 North, Range 5 West, Boise Meridian, where said Section line intersects with the South boundary line of the North and South Highway right-of-way; thence South 0°16' West along said section line to the monument which marks the government meander corner on the North bank of the Clearwater River; thence West along the meander line of the North bank of the Clearwater River in accordance with the government field notes, a distance of 561 feet more or less to a point which is South 6°30' East a distance of 114.6 feet from the monument which marks the Southwest corner of the W.B. Cooper land; thence North 6°30' West a distance of 114.6 feet to the monument at the Southwest corner of said Cooper lands; thence North 44°10' East along the Southerly line of said Cooper land a distance of 120.7 feet to a point; thence North 6° 19' West a distance of 270 feet to a point, which is the True Point of Beginning; thence North 6°19' West a distance of 75 feet more of less to the Southwest corner of that certain tract of land conveyed to R. W. Goodman by Deed recorded March 9, 1939 in Book 161 of Deeds, page 168, records of Nez Perce County, Idaho; thence North 85°23' East along the South line of the Goodman Tract a distance of 162.5 feet to a point; thence South 6°19' East a distance of 75 feet to a point; thence South 85°23' West a distance of 162.5 feet to a point, which point is the True Point of Beginning.
The Successor Trustee has no knowledge of a more particular description of the above-referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Successor Trustee has been informed that the street address 1448 49th St. N., Lewiston, Idaho, is sometimes associated with said real property.
Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by NATHAN M COMBS, an Unmarried Person, Grantor, to Ryan M. Fawcett, Successor Trustee, for the benefit of security of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., recorded August 26, 2019, as Instrument No. 869265, Mortgage records of Nez Perce County, Idaho; and assigned to IDAHO HOUSING AND FINANCE ASSOCIATION by Assignment of Deed of Trust recorded on June 30, 2025, as Instrument No. 922169, Mortgage records of Nez Perce County, Idaho. THE ABOVE GRANTOR IS NAMED TO COMPLY WITH SECTION 45-1506 (4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT HE IS, OR IS NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION.
Said sale is a public auction for which the bid price must be paid immediately upon close of bidding by certified funds in the form of cashier's checks, certified checks, or valid money orders only. If the Trustee is unable to convey title for any reason whatsoever, the successful bidder's exclusive and sole remedy shall be the return of actual monies paid to the Successor Trustee and the successful bidder shall have no further recourse.
The default for which this sale is to be made is the failure to pay when due, monthly installment payments under the Deed of Trust Note dated August 23, 2019, in the amount of $746.00 each, for the months of December, 2024 through July, 2025, inclusive. All delinquent payments are now due, plus accumulated late charges, plus all escrow advances, plus any costs or expenses associated with this foreclosure. The accrued interest is at the rate of 3.625% per annum from November 1, 2024, and the Beneficiary elects to sell or cause the trust property to be sold to satisfy said obligation. The principal balance owing as of this date on the obligation secured by said Deed of Trust is $108,507.56, plus accrued interest at the rate of 3.625% per annum from November 1, 2024.
