202469 File No.: 1018019 / Customer Ref No. Kinman/CFP LLC NOTICE OF TRUSTEE'S SALE On Wednesday, January 7, 2026 at the hour of 10:30AM, of said day, in the office of Alliance Title & Escrow, LLC located at 127 S Washington, Suite 1, Moscow, ID 83843, Alliance Title & Escrow, LLC, as successor trustee, will sell at public auction, to the highest bidder, for cashiers check, certified check or tellers check, from a bank which has a branch in the community at the site of the sale (endorsed checks will not be accepted), State of Idaho check or local government check in lawful money of the United States, all payable at the same time of sale, the following described real property, situated in the County of Latah, State of Idaho, and described as follows, to wit: Situated in Latah County, State of Idaho to-wit: A certain parcel of land in the South Half of the Southeast Quarter of the Northeast Quarter (S1/2SE1/4NE1/4) of Section Three (3), Township Forty-One (41) North of Range Five (5) West of the Boise Meridian, more particularly described as follows: Beginning at the Southwest Corner of the Southeast Quarter of the Northeast Quarter of Section Three (3), Township Forty-One (41) North of Range Five (5) W.B.M., thence ten (10) rods North on the West line of said Southeast Quarter of the Northeast Quarter; thence East sixteen (16) rods: thence South ten (10) rods to the South line of said Southeast Quarter of the Northeast Quarter (SE1/4NE1/4); thence West on the South line of said Southeast Quarter of the Northeast Quarter to the place of beginning. ALSO a strip of land twelve feet wide running East and West along the South side and a part of a piece of land more particularly described as follows: Beginning at a point sixteen rods East of the center point of the Quarter section line between the Northeast Quarter and the Southeast Quarter of Section Three (3), Township Forty-One (41) North of Range Five (5) West of the Boise Meridian which point is one hundred and forty seven feet more or less West of the point of intersection between said quarter section line and the State Highway, running thence North one hundred sixty feet; running thence East two hundred sixteen feet to the Northwest boundary of said State Highway running thence Southeast along said Northwest boundary of said State Highway to the intersection between the said Northwest boundary of said State Highway and the said Quarter section line, running thence West one hundred forty seven feet more or less to the place of beginning. ALSO a tract of land described as follows: Commencing at the Northwest corner of the Northeast Quarter of the Southeast Quarter of Section Three (3), Township Forty-One (41) North, Range Five (5) W.B.M., thence East along the center section line a distance of 346 feet more or less to the North and South Highway Number 95, thence Southerly along the West boundary line of said highway a distance of 250 feet; thence West at a right angle 20 feet; thence Southerly 111 feet along the West boundary line of said highway; thence Northwesterly 250 feet to the point of beginning. EXCEPTING THEREFROM a triangular strip of land on the North side of the following described center line of said highway as surveyed and shown on the official plat of the North and South F.A.P. 75-A(2) Highway Survey on file in the office of the Department of Public Works of the State of Idaho, and lying in the Northeast Quarter of the Southeast Quarter (NE1/4SE1/4) of Section 3, Township 41 North, Range 5 West Boise Meridian described as follows to wit: Beginning at a point on the East and West center line of Section 3, Township 41 North, Range 5 W.B.M., at its intersection with the Northerly right of way boundary of said highway, which point is approximately 950 feet West from the East Quarter corner of said Section 3, thence running Southwesterly along said right of way boundary on a curve right of 5680 feet radius for 44 feet, more or less, to a point; thence running Northwesterly for 88 feet more or less to a point on the East and West center line of said Section 3 to a point which is approximately 1065 feet West from the East Quarter corner of said Section 3; thence running Easterly along said East and West center line for 115 feet, more or less, to the point of beginning. THE TRUSTEE HAS NO KNOWLEDGE OF A MORE PARTICULAR DESCRIPTION OF THE ABOVE-DESCRIBED REAL PROPERTY, BUT FOR PURPOSES OF COMPLIANCE WITH IDAHO CODE, SECTION 60-113, THE TRUSTEE HAS BEEN INFORMED THAT THE STREET ADDRESS OF: 5445 Highway 95 N, Potlatch, ID 83855, MAY SOMETIMES BE ASSOCIATED WITH SAID REAL PROPERTY. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the deed of trust executed by Gilbert D Harris, as Grantor, whose interest was subsequently transferred to Corinne A Kinman, an unmarried woman, as evidenced by Lender's Consent and Subordination recorded 5/6/2025 as Instrument No. 639593 and Lender's Consent and Release recorded 5/6/2025 as Instrument No. 639594, to Alliance Title & Escrow, LLC, as Successor Trustee, for the benefit and security of CFP, LLC as Beneficiary, recorded 12/28/2012 as Instrument No. 555886, Mortgage records of Latah County, Idaho. THE ABOVE GRANTORS ARE NAMED TO COMPLY WITH SECTION 45-1506(4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT THEY ARE, OR ARE NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION. Said sale is a public auction for which the bid price must be paid immediately upon close of bidding by certified funds in the acceptable forms stated above. If the acting Trustee is unable to convey title for any reason whatsoever, the successful bidder's exclusive and sole remedy shall be the return of actual monies paid to the acting Trustee and the successful bidder shall have no further recourse. The default for which this sale is to be made is failure to: 1. Make principal and interest payments as set forth on said Deed of Trust and Promissory Note. The original loan amount was $113,000.00 together with interest thereon at the rate of 5% per annum, as evidenced in Promissory Note dated 12/28/2012. Payments are in default for the months of February 2025 through and including August 2025 in the amount of $606.61 per month and continuing each and every month thereafter until date of sale or reinstatement. 2. Provide, maintain and deliver to Beneficiary flood, fire, hazard and other insurance satisfactory to and with loss payable to Beneficiary. The principal balance as of August 7, 2025 is $94,067.07 together with accrued and accruing interest thereon at the rate of 5% per annum. In addition to the above, there is also due any late charges, advances, escrow collection fees, attorney fees, fees or costs associated with this foreclosure. The balance owing as of this date on the obligation secured by said deed of trust is $94,067.07, excluding interest, costs and expenses actually incurred in enforcing the obligations thereunder or in this sale, as trustee's fees and/or reasonable attorney's fees as authorized in the promissory note secured by the aforementioned Deed of Trust.
